Homebuyer Tax Credit Loan Program
MassHousing is now offering a loan program that allows first-time homebuyers to use the $8,000 federal tax credit as part of their downpayment or to cover closing costs, rather than waiting until they file their 2009 taxes.

How it works

--------------------------------------------------------------------------------

1. Homebuyers who are using a MassHousing loan to purchase their first home apply for the loan program through their lender
2. The loan is used to cover closing costs or as part of the downpayment
3. In 2010, the homebuyer claims the $8,000 tax credit on their 2009 federal tax return
4. The homebuyer then repays the MassHousing tax credit loan
-No interest is charged if the loan is repaid by June 1, 2010
-Otherwise, the loan is amortized over the next 10 years, at the same interest rate as the first mortgage

Four Things REALTORS® and Consumers Need to Know About the New 2009 - 2010 Homebuyer Tax Credit Extension – EFFECTIVE IMMEDIATELY!

*NOTE: This document is for informational purposes and should not be construed as tax or legal advice. For specific advice on their own tax situation consumers should always consult a qualified tax professional.

1. Who are eligible homebuyers? Has eligibility been expanded to include existing homeowners?

Eligible homebuyers now come in 2 categories:

1. 1st-Time Homebuyers. Any person who has not owned a principal residence in the past 3 years may qualify as a 1st-time homebuyer, subject to income restrictions (greatly increased, see #2, below).

2. Long-Time Residents of Same Principal Residence. Someone who has owned a home and occupied it as the principal residence for any consecutive 5-year period during the last 8 years may also be eligible for a credit, also subject to the new income ceilings. This does include current homeowners, so long as the home was both owned and occupied by the taxpayer for at least 5 consecutive years.

2. What are the new maximum income levels?

1. 1st-Time Homebuyers. The Modified Adjusted Gross Income limit is now $125k for singles, $225k for couples.

2. Long-Time Residents of Same Principal Residence. Same: $125k for singles, $225k for couples.

You will get this money in the form of a Federal Tax Refund, just as always. Also, though it is still a true credit, as opposed to a loan (recall the 2008 version), recapture or repayment would still be required if you sold your home within 36 months of purchase.

* $8,000/$6,500 or 10% of purchase price, whichever is less. The 10% figure applies only when the purchase price is less than $80,000/$65,000.

4. What housing qualifies as a Principal Residence purchase?

The date of purchase has been extended to July 1, 2010, so long as a binding P&S agreement was executed (signed) by April 30, 2010.

As before, single family homes, condos, townhouses, and co-ops qualify so long as they are used as the taxpayer’s principal residence. Homes purchased last year do not qualify for this program. Also, sales between immediate family members are ineligible. It is also important to note that th purchase price of the home cannot exceed $800,000.

Tips for first time buyers

First time buyers, if you need help in guiding you through the maze of buying your first home, we are happy to send you to a number of mortgage sources. We suggest that bank where you keep your savings, as one, then of course there is Countryside the largest in the country, Wells Fargo, other local banks and more. We can provide you with a list for you to choose from, if you need suggestions to start out with. We will only suggest, who to call., it is up to you to make the choice.

If you have a lease, you should notify your landlord if you need to extend the lease. We always suggest that you give yourself at least a week or two overlap, for comfort in moving. Sometimes the closing is delayed, but, most of the time it is on time. When you overlap your lease with the closing date, you can move your towels , sheets, kitchen items, and small things, leaving only the large furniture for the end, making your move so much easier, as you put things away, the day you move them. Think about this advantage.

Prices are lower than ever right now, because the market is competitive. But, that does not mean that it will be this way forever, so it is a good idea, to consider the price you are able to get now, in relation to what it might be as the season progresses. If it is new construction, chances are it will eventually increase in price as the demand begins to pick up for the low prices. If we were struggling to sell our inventory, we would not be building new very low priced homes. Why are we doing this? We have an organization of people, we are trying to maintain in slow times, so we have designed a product to meet the present market. We can only offer our best prices in Uxbridge $199,990 to $229,990 for a single family attached home ., Our next best price is Holden , where someone in the family has to be 55 or older, kids are welcome. The starting price here is $269,990. Then our lower prices on our new products start around $300,000, in our other jobs, call for specific information.

Typically, the new low construction prices are available pre-construction and start to increase as the demand progresses, usually after the foundation is poured and the walls are up The early buyer who buys from plans, is usually the one who has the most gain.
